Why Become a GRI?
The Graduate REALTOR® Institute (GRI) designation shows buyers, sellers, and industry professionals that you are dedicated to delivering a higher level of service by building a solid educational foundation in Nebraska real estate. REALTORS® who have earned their GRI in Nebraska typically earn twice as much as non-designees. By securing the GRI designation, you’ll set yourself apart with real-world expertise in new real estate technologies, legal matters, and marketing strategies that can directly enhance your business.

How is the GRI different?
Unlike many NAR designations, the GRI is independently managed by each state REALTOR® association, allowing course content to reflect state-specific regulations and market trends. This offers a balanced perspective that combines local expertise with national standards. Another benefit? GRI designees don’t pay annual dues to maintain their designation.
How Do I Earn My GRI?
To earn your GRI, you must complete four courses, which can be taken in ANY ORDER. Each course is two days long, and full attendance is required to receive credit. You have five years from the date of your first class to complete the designation. GRI Course Descriptions
- GRI Rookie Training (0596) – 15 CE hours / 15 GRI hours
Covers the foundational skills required for high-level performance in the real estate industry. It addresses prospecting, preparing, and presenting a comparative market analysis (CMA), listing presentations, serving listings, processing offers, and closing techniques. - GRI Residential Construction, Appraisal, and Environmental Issues (0164R) – 15 'R' CE hours / 15 GRI hours
Explores various topics related to residential construction and appraisal. This course also addresses environmental and health issues that impact properties, along with the structural and mechanical components of residential properties. - GRI Ethics and Legal Issues (0806R) – 15 'R' CE hours / 15 GRI hours
This course covers key topics such as Fair Housing, Agency, License Law, Earnest Money Issues, Contracts, Right of Refusal, and Agency Disclosure. It includes 3 hours of Code of Ethics training, focusing on the ethical responsibilities of REALTORS®, helping to promote professionalism and adherence to industry standards, including the NAR requirement.
*Three CE hours of Understanding Buyers Agency have been added to this class. Participants who are short three hours below the 60-hour requirement and have previously completed GRI 103 may enroll in this new section only to fulfill the remaining hours. - NEW! GRI Advanced Real Estate Practice – 15 'R' CE hours / 15 GRI hours
This advanced, hands-on course helps REALTORS® go beyond the basics to confidently handle complex transactions, evaluate investments, and grow a modern real estate business. Participants gain practical skills in contract-to-close processes, financial analysis, property management, marketing, lead generation, and the effective use of technology and AI, equipping them to deliver greater value to clients and stand out in today’s competitive market.
*This new class is a compilation of the previous 104, 105 & 106 courses with updated content and fulfills the requirements for the three previous classes.
Can I take 3 GRI classes instead of 4?
Yes, you may qualify to take only 3 GRI classes by completing an approved agent orientation course through your brokerage. Contact the Nebraska REALTORS® Association (NRA) to verify if your course qualifies.

The GRI designation is earned for life! There are no renewal requirements, continuing education obligations, or annual dues to maintain your designation.
In addition to fulfilling the GRI education requirement, students will earn a minimum of 60 hours of Nebraska continuing education credit.
